At first Wall Street Realty Partners, LLC we look to acquire all types of properties that can offer us the most lucrative return on our capital Investment. While at the same time protecting our capital by being invested in a safe and secure property. To accomplish this we look for properties that have either instant equity or good potential for rapid appreciation and or development. Our business model is to seek out properties that we can develop, build on or rehab for short-term resale. (Complete turn around from start to finish within one to two years).

Due to the rapid appreciation and rising cost of building lots all across the country we have been looking to acquire and land bank building lots in various hot markets nationwide for either future development or resale. These building lots are usually subdivided with the roads and utilities already in place. Our purpose for land banking residential building lots is to build on at a future date expecting the value to rise as we go through the permitting process.

 

 
 

 

Example: Single family building lots in Port Saint Lucie, Florida Just two years ago (2001) were selling for Approx: $5,000 per lot finished with roads and utilities in place: Today (2004) those same lots are selling for $15,000
if you can even find them! Lots in various parts of south Florida and other hot markets across the country have more than doubled in just the last two years alone! We believe buying and holding subdivided lots for future development is the most secure and lucrative Investment in the market today! No hassles from tenants, maintenance or repairs, leaky roofs etc. All you do is hold a piece of land and watch your investment grow year after year. Until the time comes to development or build.
